Minister says fair price for MRT land acquisitions

KUALA LUMPUR, April 24 Owners of an estimated 473 land lots to be acquired for the construction of the Klang Valley Mass Rapid Transit project will be adequately reimbursed, said Federal Territories and Urban Wellbeing Minister Datuk Raja Nong Chik Raja Zainal Abidin today.In February, the Land Public Transport Commission (SPAD) began notifying residents in areas where the MRT line will be built, of the possible acquisition of their property under the Land Acquisition Act (LAA) 1960 and the National Land Code.Speaking at a forum on the MRT project at Chinwoo Stadium here today, Raja Nong Chik expressed his belief that property owners will not be short-changed in the acquisition exercise.The government will pay according to the market value. So in term of market value, you all will not lose out, he was quoted as saying by state news agency Bernama.SPAD has assured homeowners that their properties will not be acquired until after May 14, when public feedback is received and project details are finalised.Today, Raja Nong Chik said landowners may be still able to negotiate with SPAD over the status of their land, saying some of the routes can be redistributed so they do not affect the property value.Speaking to The Malaysian Insider previously, urban planning lawyer Derek Fernandez said it was extremely difficult to object the governments desired land acquisition as the LAA empowered state authorities to acquire property for public purposes.But you can argue against the price, said Fernandez.It is important when they (residents) claim, the value reflects fair market value, added the Petaling Jaya City Council (MBPJ) councillor.The RM 36 billion MRT is an entry-point project identified for the Greater Kuala Lumpur/Klang Valley National Key Economic Area under the Economic Transformation Programme.Prime Minister Datuk Seri Najib Razak said last December that the implementatio! n of the project is expected to generate a gross national income (GNI) of between RM3 billion and RM4 billion beginning in 2011 until 2020.He had said that between RM8 billion and RM12 billion was expected to be generated in terms of spin-offs from the construction of the MRT project.
